GAF Roofing in East Los Angeles, CA | Bedrock Roof Repair
We provide independent GAF roofing service across East Los Angeles, CA – not manufacturer-affiliated, not authorized, just experienced. Most GAF roofs in the 90022 ZIP sit on pre-1970s stucco bungalows with low-slope tie-ins and tight property lines, which means the work here is a different animal than it is in the Valley or out in the Inland Empire. The one thing that makes our GAF work different in East Los Angeles is that we know how these roofs were originally built, how they’ve been patched over the decades, and what LA County Public Works is going to require when you finally do the re-roof. Call (833) 589-7850 for a free estimate.

The roof tells you what went wrong. You just have to know how to read it.
Why East Los Angeles Residents Choose Us for GAF Service
GAF Timberline and Royal Sovereign are the two shingle lines we see more than any other on East Los Angeles rooftops, by a wide margin. These houses – 1920s through 1960s bungalows, one- and two-story stucco, many of them passed down within families for generations – were reroofed once, twice, sometimes three times with GAF materials. We’ve pulled apart thousands of squares of Timberline HDZ and Royal Sovereign 3-tab across this grid, and we know how their sealant strips behave under Southern California UV exposure and how the granules let go on south- and west-facing slopes. That familiarity is the point. We service GAF roofs as an independent contractor, which means we recommend what your roof actually needs – a $400 flashing repair, a partial re-shingle, or a full tear-off – not what a manufacturer program tells us to sell.
Alan Cofield, our owner, trained in the building trades at Cypress College and spent close to two decades working roofs across Orange County before founding Bedrock Roof Repair. His read on East Los Angeles is specific: houses here were built tight, patched cheap, and held onto hard. We treat every roof as a diagnosis job, not a sales call.

Common GAF Roofing Problems We Solve in East Los Angeles
- Unsealed shingle tabs on Timberline roofs. Intense inland-basin sun and Santa Ana heat events bake out the self-sealing asphalt strip on GAF Timberline field shingles. Once that sealant gives way, tabs start lifting in the wind and granule loss accelerates. We see this most on the south and west exposures, where direct afternoon heat hits hardest in ZIP 90022.
- Ponding and cracking on low-slope and flat tie-ins. Most pre-1970s stucco bungalows in East Los Angeles have shallow-pitch roofs, porch roofs, or flat sections tied into the main shingle slopes. GAF shingles installed below their minimum slope – often over an old layer someone laid years ago – trap water, crack along the grain, and leak into the wall below.
- Fastener backout on original skip-sheathing. A good number of 1920s through 1960s homes here still have their original spaced-board sheathing. When GAF 3-tab was nailed directly over skip-sheathing, the shingles telegraph the old gaps, work loose, and the nails back out. You get a wavy, leaky roof that no amount of mastic is going to fix.
- Missing or flattened drip edge at tight eaves. East LA lots are narrow, and houses sit close to the property line. Over the years, drip edge gets bent, riveted flat, or removed entirely to make clearance for stucco repairs or room for a neighbor’s addition. That missing metal lets water climb back up under the shingles and into the fascia.
- Failed vent boots and flashing at shared walls. The same tight-lot conditions that compromise drip edge also stress plumbing vent boots and sidewall flashing. Decades of thermal expansion and contraction, plus deferred maintenance, will crack a lead boot or open a flashing seam. We repair these as standalone jobs when the shingles still have life in them.

GAF Service in East Los Angeles: What Local Conditions Mean for Your Roof
East Los Angeles is an unincorporated LA County island – not a city – which means every GAF re-roof here pulls a permit through LA County Public Works, not through a municipal building department. That’s not a bureaucratic footnote; it changes how the work has to be done. When our crew tears off two layers of old Royal Sovereign on a 1950s bungalow off East 1st Street toward the south end of 90022, the county inspector is going to check re-nail spacing, deck condition, the flat-to-shingle tie-in, and the drip edge at those tight eave clearances. We’ve seen county plancheck flag ventilation and re-nailing details that a city inspector in Montebello or Alhambra might never look at. For GAF owners in East Los Angeles, that means the difference between a re-roof done to minimum standard and one done to county code. We build to the latter every time, because the only other option is doing the job twice.
GAF Models & Products We Service in East Los Angeles
We service the full range of GAF roofing installed across East Los Angeles: Timberline HDZ and Timberline Natural Shadow architectural shingles, Royal Sovereign 3-tab shingles, Sentinel and Liberty self-adhered underlayment, Pro-Start starter strip, and Seal-A-Ridge hip and ridge caps. When a repair calls for GAF components, we use genuine GAF accessories rather than generic equivalents – mixing brands on starter strip, ridge caps, or self-adhered underlayment breaks the layered warranty and leaves you with a patch job that doesn’t perform as a system. That said, we’ll always tell you when a repair does not require re-shingling a whole slope. If your GAF roof has a cracked vent boot and sound shingles, replacing the boot and resealing the flashing is usually the right call. A 20-year-old Timberline roof with granule loss across multiple slopes is a different conversation.
We carry common GAF accessories locally so we’re not waiting on a distributor for a starter strip or ridge cap when your roof needs work this season. For full re-roofs, we order to the job, which keeps material fresh and matched to the existing color line.

AfterGAF Service Pricing in East Los Angeles
A standard GAF shingle repair on a single-family home in East Los Angeles typically runs between $350 and $800 for smaller jobs – a vent boot replacement, a section of flashing, a run of missing or broken shingles. Larger repairs on low-slope sections, shared walls, or areas requiring deck repair can push into the $1,200 to $3,000 range. Full GAF re-roofs on these pre-1970s bungalows depend on the deck condition, slope count, and whether we’re tearing off one layer or three. We provide free written estimates. Each one is line-itemed, and we don’t start work until you know exactly what the county is going to call out and what that work will cost. Call (833) 589-7850 to schedule your free estimate.

FAQs – GAF Roofing in East Los Angeles
Yes – but it’s not a city permit. East Los Angeles is unincorporated LA County, so every GAF re-roof pulls an LA County Public Works building permit. That county review covers re-nailing, deck condition, ventilation, and the flat-to-shingle tie-in details on these tightly packed lots. We pull all permits and schedule the inspections for you. Call (833) 589-7850 if you want a walk-through of what your specific roof will require.
That depends on the deck condition and what’s hidden underneath the two layers. On many East LA bungalows, layered re-roofs trap heat and moisture, and the original skip-sheathing was never re-nailed. Adding a third layer over that deck is asking for fastener backout and wave in the shingles. We’ll tell you honestly if a third layer will fail – and when a full tear-off to deck is the only thing that will hold.
That’s thermal cycling plus UV. Santa Ana heat events and months of direct afternoon sun bake out the sealant strip on Timberline field shingles, and once the tabs unseal, they curl and shed granules. West and south slopes in East LA get hit hardest. If the granule loss is still early and the deck is sound, a targeted repair may be possible. If the sealant is gone across the slope, it’s usually time to talk replacement. Call (833) 589-7850 and we’ll tell you which one you have.
By staging carefully and protecting the adjacent property. On narrow East Los Angeles lots with shared property lines, we walk the neighboring roof and yard before we start, document existing conditions, and lay protection where debris could fall. We’ve done this on dozens of 90022 re-roofs, as well as GAF repair in South San Gabriel projects, where houses sit close enough to pass a cup of sugar through the window. The county also reviews these shared-line details during plancheck, so our crews build to the conditions that are already on the drawings.
Yes, if the tie-in is built correctly. The flat-to-shingle transition on these older stucco homes is where we most often find leaks, because the original detail was either installed wrong or has failed over decades. We re-flash the transition using a proper membrane and counterflashing, and make sure the shingle slope ends above the flat membrane rather than feeding water into it. It’s a detail we get inspected every time by the county. Call (833) 589-7850 to have us look at your specific tie-in.
